Village construction roadmap

Bliss Estates is a planned community of twenty private cabin homes for adults 50+ at 18129 Hwy HH, Audrain County, Missouri (Hwy HH & Audrain Rd 939). This page tracks physical construction — not our marketing website.

Living document. Mike and Stacy update this page as engineering, utilities, and cabin work move forward. Target dates and additional on-site photos are added as work advances.

One bedroom, one bath, and an open kitchen–living room in a 26′ × 15′ footprint (about 400 sq ft) — plus a covered porch and carport. Blueprint from The Backyard & Beyond (updated May 2026).

  • Covered porch & carportCovered outdoor space with exterior lighting — step outside under cover and pull into your carport.

  • Ductless heating and air conditioning
  • Electric water heater
  • 200-amp electrical service
  • Double-pane insulated windows and exterior doors
  • Kitchen cabinetry and bath fixtures per plan
  • Stove, refrigerator, microwave, and dishwasher

In-home laundry (optional)

  • Stackable washer and dryer on the utility-closet hookups (residents purchase and install their own stackable set)
  • Traditional full-size washers and dryers are not allowed in the home
  • Community mini laundromat available if you prefer not to install in-home laundry

Where we are today on the ground at Bliss Estates — from engineering and cabin plans through the first homes and full village build-out.

  1. Village vision & property

    Twenty ground-level cabin homes with carports on Hwy HH country — a calm 50+ village with community building, on-site staff, and shared amenities planned in phases.

  2. Civil engineering & site layout

    Christina Luebbert, P.E. (Luebbert Engineering) engaged to plan, design, and supervise construction — master layout, waterline locations, and sanitary sewer routing.

  3. Cabin plans & vendor coordination

    16×26 (400 sq ft) Cabin 1626 plan through Backyard & Beyond (V1.4) — one bed, one bath, open kitchen–living with provided stove, refrigerator, microwave, and dishwasher; stackable washer/dryer hookups only (residents buy stackables or use community laundry), carport, and utility stub-outs for slab work.

    Plan finalized at V1.4; plumbing locations coordinated with Cole (sewer & drain). Floor plan published on site.

  4. Electric, water & sewer coordination

    200-amp electric service per home from existing poles at the Hwy HH corner (Consolidated Electric); water and sanitary sewer tie-ins aligned with engineer and plumber drawings.

  5. Bids & per-home cost planning

    Contractor and vendor bids collected and per-home cost finalized before breaking ground.

    Initial construction wave: five cabin homes built first at the corner of Hwy HH and Audrain Rd 939, then expanded across the village.
